A midnight estate.

How a waterfront residence went from invisible after dark to a nocturnal masterpiece — one deliberate gesture at a time.

The Brief

A waterfront Coconut Grove estate — architecturally flawless by day, and invisible by night. The owners wanted the home to feel composed after dark, not floodlit.

The Study

We spent an evening in darkness, mapping shadows, sightlines and the paths the family walks at night. Every fixture was decided before a single one was specified.

The Scheme

Façade grazing, canopy moonlighting, a submerged glow in the pool, and a shielded pool of light along the approach — layered like a score, never a flood.

The Craft

Solid-brass Phare and Galet fixtures, finished in Noir, installed and concealed by hand — the source vanished, only the effect remains.

The Result

An estate that now reads as one continuous, intentional experience from the street to the last chair on the terrace. Composed, warm, and quietly extraordinary.
